The study examines how the real estate market and demand for housing in Graz have changed. It explores whether and to what extent shifts in the age structure of the population and changes in household types have a direct impact on demand for housing. The aim is to find out how demographic and socio-cultural factors affect demand for housing and the spatial distribution of the population. Whether there is actually a direct link between these factors and the demand for housing is examined on the one hand by looking at the development of the property market in Graz through the collection and evaluation of secondary statistical data from the city of Graz, and on the other hand by surveying the changing demand behaviour of the population through qualitative interviews with the population of Graz. The analysis is rounded off by interviews with experts from the fields of architecture, real estate project management and real estate taxation in order to compare the results of the evaluation of the statistical data and surveys with practical experience and trends.
