The single-family home dating between the 1950s and 1970s has reached the end of its first life cycle. That said, the stark need for modernisation and a sudden drop in demand for housing in this market segment are hampering further use. Regions with unfavourable demographic or economic conditions are particularly affected. The current work analyses the demand for single-family houses, particularly taking age-class and housing-market-specific influences into account. The results reveal what exactly determines the demand for existing properties in this construction year category and in what way the effects of residential location influence local demand. Finally, all results are aggregated to form a relative risk indicator for subsequent use.
